What is an
EPC Report
An EPC report—short for Energy Performance Certificate—is a document that shows how energy efficient a building is. It's required by law when a property is built, sold, or rented in the UK.
The report includes:
-
An energy efficiency rating from A (most efficient) to G (least efficient)
-
Estimated energy costs for heating, lighting, and hot water
-
Carbon dioxide emissions
-
Recommendations for improving the property’s efficiency (like insulation or new windows)
-
The potential rating if suggested improvements are made
EPCs are valid for 10 years, and they help buyers or renters understand the likely energy costs of a property.

What To Expect
When someone comes to your commercial business to carry out an EPC (Energy Performance Certificate) assessment, here’s what typically happens:

01. Initial Visit & Access
A qualified non-domestic energy assessor visits your premises.
You’ll need to provide access to all areas of the building, including plant rooms, basements, loft spaces, and heating/cooling systems.
02. Data Collection
The assessor collects detailed information such as:
-
Building dimensions and layout
-
Construction materials (walls, floors, roofs, windows)
-
Insulation levels
-
Heating, ventilation, and air conditioning (HVAC) systems
-
Lighting types and controls
-
Hot water systems
-
Renewable technologies (if any, like solar panels)
They may take photos and measurements and might ask for documentation like
-
Building plans or drawings
-
Maintenance records or specifications of heating/cooling systems

Getting Your EPC Report Results
03. Software Modelling
-
Our assessor will input all the data into an approved EPC modelling software (SBEM for commercial buildings).
-
This software calculates the building's energy performance and assigns a rating from A (best) to G (worst).
04. EPC Certificate Issued
You receive an official EPC certificate with:
-
The energy rating
-
A list of recommended improvements
-
Estimated cost savings and carbon reduction if improvements are made
05. Legal Compliance
-
The EPC must be lodged on the national register.
-
It’s valid for 10 years, but must be updated if major changes are made to the building.

Getting our EPC for the restaurant and flats was quick and easy thanks to CSMG.
They were professional, efficient, and helped us boost our energy rating. Highly recommended
